Commercial Report Formats

Restricted Use: A restricted use report identifies and states the property and process. This type of report will state important information needed to arrive at a value conclusion regarding the area,

Property or market. A property will be identified, however, little other information is included. The highest and best use of the property is stated, if needed, and a brief discussion of the three approaches, and the conclusion of value is made. This type of report typically will contain only a summary chart of the comparaables used.

Note: This report requires the least amount of time to prepare, and therefore is less expensive than a Summary or Self Contained Report.

Residential Report Formats

Residential appraisal reports are most commonly prepared in a form report. There are numerous variations of the acceptable forms from which lenders have to choose.
